Spotlight on the West Coast: A Look Back at Completed SurePods Projects

SurePods got its start in the Northeast almost 20 years ago, our production plant expanded to the Southeast in the decade following, and completed SurePods projects can be found up and down the West Coast. As modular construction methods continue to gain momentum, we’re excited and eager to continue working with forward-thinking developers who recognize the advantages of bringing speed, superior quality, simplicity and safety to projects with prefabricated bathroom pods.

To showcase the spectacular hospitality, residential and healthcare projects we’ve already been a part of on the Western side of the United States, we’re taking a look back at SurePods’ successes in the Pacific Northwest, Southern California and Colorado.

Washington

Virginia Mason Medical Center, Seattle, WA

TGB Architects and Skanska USA Building general contractors were the first to partner with SurePods on a “shell and core” building method; the team turned to SurePods early in the design and preconstruction phase to prefabricate bathrooms for Seattle’s Virginia Mason Medical Center. Opened in 2015, the non-profit hospital features 51 SurePods bathroom pods.

Embassy Suites by Hilton, Seattle, WA

The Emerald City’s construction and real estate market has been hot for quite some time, as evidenced by dozens of cranes throughout downtown and the impressive growth of tech companies headquartered on the West Coast. Seattle-based American Life, the developer of the 23-story Embassy Suites by Hilton Seattle Downtown Pioneer Square, enlisted SurePods to prefabricate 282 bathroom units to shorten its construction schedule amid a tight local skilled labor market.

California

LA Live by Marriott, Los Angeles, CA

Opened May 2014, Marriott’s dual-branded Courtyard and Residence Inn LA Live rises higher than 20 stories and is situated in the heart of Los Angeles. To decrease traffic and community disturbances during construction of the property, GBD Architects, SODO Builders and developer American Life elected to have the hotels’ 400 bathroom pods delivered at night.

Wilshire Grand Intercontinental Hotel, Los Angeles, CA

Opened February 2017, the Wilshire Grand Intercontinental Hotel engaged SurePods to prefabricate 698-bathroom pods for the 73-story upscale hotel, which is recognized as the tallest building east of the Mississippi River.

Colorado

Exempla Saint Joseph Heritage, Denver, CO

Over in the Rocky Mountains, Davis Partnership Architects & H+L Architecture enlisted SurePods to prefabricate 440 SurePods bathrooms for Exempla Saint Joseph Heritage, the very first healthcare project to feature modular bathroom pods on the Western side of the United States. The faith-based hospital opened in Colorado’s capital city of Denver in 2015.

Military Barracks, Fort Carson, CO

The Army Corp of Engineers, Mortenson Construction and TranSystems achieved a LEED Gold project certification and earned the National DBIA Award for the military barracks in Fort Carson, Colorado. SurePods was honored to prefabricate 120 bathrooms for the unique multi-unit residential project that opened in 2012.

If you’re a West Coast-based developer, designer or construction industry pro, let’s talk. Contact us at [email protected].

An Interview with Dave Curry, Preconstruction Director, Consigli Construction

To meet the growing demand for centrally located housing in Cambridge, Mass., Alexandria Real Estate Equities partnered with Consigli Construction and Boston-based architecture firm DiMella Shaffer to develop Prism Apartments at 50 Rogers Street. With limited inventory for new construction, complicated transportation logistics and a tight skilled trade labor market, cost certainty, accelerating construction timelines and optimizing trade labor resources were top priorities for the design and construction teams.

After analyzing key schedule drivers for the multifamily residential project, Consigli Construction enlisted SurePods to prefabricate Prism’s bathrooms offsite. To learn more about how SurePods saved the project team valuable time and resources, we sat down with Dave Curry, preconstruction director, Consigli Construction, to get the inside scoop.

SurePods: When did Prism’s project team decide to engage SurePods and why?

Curry: In 2017, we engaged SurePods early in the pre-con phase and gathered substantial data. Our findings proved that SurePods could deliver exactly what we were looking for: a high-quality, finished bathroom unit efficiently designed to our exact project specifications.

SurePods: What was the design process like?

Curry: The design process was very collaborative; SurePods proactively offered ideas to bring the project architects’ design goals to life and presented solutions to address challenges during the pre-con phase. The streamlined communication and lean manufacturing methods also made it easier to stay on budget and on schedule. The pods arrived on time and in perfect condition.

SurePods: How did working with SurePods help Prism’s project team accomplish its goals?

Curry: SurePods helped us accomplish what would traditionally require 100 hours of labor per bathroom in 10 minutes. Our estimates show that prefabricating bathroom pods offsite saved $2,500 per bathroom compared to built-in-place bathrooms and also eliminated 10 days of on-site labor per bathroom.

SurePods: Any other advantages of working with SurePods come to mind that you’d like to share?

Curry: Even though we knew SurePods would accelerate our construction schedule from the pre-con phase, we couldn’t have imagined the unusual circumstances brought on by the pandemic. Because the bathrooms were manufactured offsite, tradespeople had safer, more efficient working conditions onsite. This also made it easier to adhere to health and safety regulations without having to sacrifice valuable time.

If you’re a developer, designer or construction industry pro working in the multifamily residential space, let’s talk. Contact us at [email protected].

Construction Safety Week 2021: Four Ways SurePods De-Risk Jobsites

>

Here at SurePods, we celebrated Construction Safety Week! During the first week of May, contractors and building industry professionals work together to share resources and highlight the importance of promoting a culture of safety in construction.

As modular and prefab construction continues to gain momentum as a mainstream building method, SurePods’ commitment to de-risking jobsites remains a top priority. Safety Week 2021 focuses on construction safety from a holistic perspective, so we’re taking a look at the advantages offsite prefabrication offers and how SurePods is uniquely positioned to provide safer working conditions:

Well-lit, climate-controlled work environment

All prefabrication takes place in a climate-controlled, sheltered setting free of dangerous rain-slick floors or the merciless overhead sun. Temperatures remain consistent, supporting an ideal climate for doing one’s best work. With the absence of harsh weather conditions, the factory setting offers a more comfortable and predictable work environment.

Operations take place at ground-level

Most modular building takes place at ground-level, which largely eliminates the likelihood of injury caused by overhead debris. According to OSHA’s “Construction Focus Four” training, each hour pulled off-site and done in the factory at ground-level virtually eliminates fatalities from falls and from getting caught between hazards. With 39.2% of construction deaths related to falls and 5.1% of construction fatalities related to crushing, the single-level, pre-fab factory floor is indeed a safer place to build.

Assistance with automation

Like other modular facilities, SurePods’ multitude of automated systems contribute to the unmatched efficiency of the manufacturing process. They also promote worker wellbeing. Tasks that would otherwise require heavy lifting are simplified and made safer with automation. For example, handling gypsum in the field typically requires two people. In plants like SurePods, manufacturers add vacuum lifters that require only one person to operate.

Efficient operations and spacious settings

By reducing the number of floors where construction employees work inside (compared to outside on a vertical construction site), coordinators and managers have improved visibility of employees’ movements and can be quicker to respond to a potential hazard. Modular methods also require fewer hands-on-deck than a traditional jobsite; fewer employees mean there’s less chance of an incident.

Not only do factory-based modular methods stand to protect employees from substantial injuries compared to traditional construction sites, but the de-risked option can also lessen insurance costs for general contracting firms. Want to learn more about the added value of a de-risked jobsite during Construction Safety Week? Get in touch at [email protected].

Bathroom Renovation Bar Beach

Beautiful bathrooms are created by perfectly combining finishes and textures in the overall design. For this Newcastle bathroom renovation, the dark brown textured vanity and matching wall mirror contrasts perfectly with the gold fixtures and glossy components of the tiles.

Certain decorative components may give a bathroom a luxurious appearance even if the space isn’t especially large. For instance, the décor displays in this Bar Beach bathroom renovation has a lovely blend of gorgeous, natural materials, graceful forms, and remarkable transparency.

Plants are another excellent bathroom renovation idea to liven up a basic looking bathroom. Aloe Vera and the low light loving Chinese evergreen are resilient plants that thrive in humid conditions. Both are excellent choices that will add a touch of green to your bathroom and improve the air quality.

Bathroom Renovation Maitland

In terms of bathroom renovation ideas and concepts, bespoke designs are limitless – the possibilities are truly infinite. Our experienced bathroom designers pay close attention to detail, ensuring that the aesthetics and functionality of your new bathroom renovations are precisely as you imagined and perfectly compliment the rest of your home.

Allow yourself to be engulfed in the luxury of this wallpaper. Colour has a lot of power in bathroom renovations. The correct colour in the right place may have a stunning aesthetic effect and significantly impact the overall design and ambience.

Novalé takes pleasure in creatively designing multi-purpose storage solutions, tailoring your bathroom renovation ideas to meet any spatial constraints. Custom modern designs maximise storage capacity, like in this Newcastle bathroom renovation where the mirror and vanity are both custom built to match each other and make use of all the valuable space for additional cupboard space.

No room shape is too complex for our team of professionals to design your dream bathroom renovation ideas within any constraints and provide a completely functional area that meets your demands.

This bathroom renovation Maitland is full of smart bathroom renovation ideas for storage. These built-in cupboards and niches hide the bathroom clutter much better than standalone units, which can appear bulky and are more difficult to clean. Our designers also included a small shelf in the mirror vanity to display attractive décor items. Plus, a shallow wall niche around the bathtub to conveniently store necessary products and attractive décor items.

Bathroom Renovation Noraville

Due to a lack of space or privacy concerns, bathrooms are often stuck with small windows. So, since this Newcastle bathroom renovation has breathtaking views, our Novalé designers just had to make the most of it!

Novalé designers selected an extra-large window behind the stunning freestanding bathtub for a truly outstanding luxury experience with a beautiful view. This tub is exactly what we like about the contemporary freestanding tub variations since the simple design doesn’t overtake the view. Yet the fantastic form and design of the freestanding bath quickly take this Newcastle bathroom renovation to new heights of luxury. What a look!

While often bathroom lighting isn’t the first bathroom renovation idea our clients think of, there are many ways that light may influence the overall ambience and appearance of a bathroom. On the one hand, having too much light in the bathroom can be an eyestrain. But subtle accent lighting applied judiciously in the space, on the other hand, can deliver the best balance of lighting.

For a clever bathroom renovation idea, the accent lighting above the mirror in this Noraville bathroom allows light to bounce evenly over the face, eliminating shadows and glare when getting ready.

Construction Market Update: Modular Methods Going Mainstream

Just as expected, the modular construction industry is going strong in the new year. In January, we outlined a few predictions discussing how modular methods could help building pros mitigate safety risks on the jobsite and accelerate construction timelines. From supporting green building initiatives to creating safer working conditions, below are a few highlights that showcase how the modular prefab method is making a positive impact and helping several industries find success in 2021:

Energy-efficient Starbucks built in just six days

A first-of-its-kind for the coffee retail giant, Starbucks will open a sustainably constructed drive-thru store in Canada using an energy-efficient modular system with near-zero construction waste, according to a recent press release. Assembled and built in less than a week’s time, the store is specifically designed to reduce energy needs for heating and cooling compared to standard construction builds.

According to Construction Dive, other restaurant brands have embraced modular building as a way to cut costs, shave construction time and lower their carbon footprints. Late last year, Chick-fil-A opened its first restaurant built with a modular construction process in just 12 weeks, compared to the typical 23-week average for “scrape and rebuild” projects.

Modular bathrooms to become a mainstay in Season’s Retirement Homes In just a few months, 147 SurePods bathrooms will be heading to St. Catharine’s Seasons Retirement Community, a new assisted living facility opening in Ontario, Canada. To ensure the bathroom pods were perfectly designed for St. Catharine’s residents, the materials and fixtures were carefully selected by the Season’s Retirement Homes design team.

In the development of future retirement communities, Season’s Retirement Homes will enlist SurePods to deliver beautifully designed bathroom pods for seamless “plug-and-play” installs. The code-compliant pods offer the added value of cost certainty and de-risking jobsites, in addition to offering quality, consistent bathroom facilities to residents across Season’s Retirement Homes’ entire portfolio.

National news segment explores “How Modular Construction is Shaking Up the Industry”

Informally referred to as the “CNBC for millennials,” post-cable TV network Cheddar breaks down the modular construction process for its viewers and explores how modular building methods offer solutions to address several factors the construction industry currently faces.

Ayall Schanzer, Chief Strategy Officer, iBUILT, points out the economic advantages that modular construction presents, including helping offset rising materials costs and addressing the construction industry’s skilled labor shortage. He also discusses how modular building methods are helping the construction industry overcome several new challenges presented in 2021, noting that “off-site manufacturing provides an alternative and eliminates a lot of the risk and a lot of the costs associated with traditional onsite construction.”

At the end of the segment, the news anchor calls modular building “almost like [it’s] the trifecta,” with respect to its ability “lower construction and operating costs in addition to [speeding up] construction in the process.”

Ready to take advantage of the modular benefits for your next project? Let’s talk. Our prefabricated bathrooms can shave 2-4 months off construction timelines. New SurePods West Facility Opens

As North America’s largest manufacturer of prefabricated bathroom pods, it’s been exciting to witness the industry as it experiences dynamic growth. According to a recent Valuates Reports, “the global Prefabricated Bathroom Pods market is valued at USD 1.41 billion in 2020 and is expected to reach USD 2.95 billion by the end of 2027, growing at a CAGR of 10.53% between 2021 and 2027.” To meet the rising demand for modular bathrooms on both sides of the country, we’re thrilled to announce we’re taking our nearly 20 years of knowledge and expertise to the West Coast as we open the door to our new production facility.

Centrally located in Phoenix, Arizona, the new SurePods West facility will bring to market an additional 1,500 to 2,000 pods annually, with plans to increase capacity as acceptance grows. Not only will this allow us to scale to meet demand as the skilled labor shortage and volatile market conditions drive adoption of modular methods, but it will also make it easier to service and ship our bathroom pods to developers and builders across the Western United States.

“With demand for alternative construction methods rising, we’re excited to scale our production and make prefab bathroom solutions more available to those on the West Coast,” explains Matt Gaskin, Assistant General Manager, SurePods West. “Whether customers are facing high-cost labor markets, complex jobsite challenges or market disruptions, we can help them simplify what is typically one of the most complex components of any large-scale development project.”

To learn more about our brand new operation, check out the full release here. If you have a large-scale construction project in the West Coast that could benefit from our schedule-accelerating bathroom pods, get in touch at: [email protected]. We’d love to show you our facility and discuss how we can meet your needs.

Green Sustainability Series, Part 3 – How Prefab Supports Green Building Goals, Post-Construction

As the third and final installment of our “Green Sustainability Series,” we’ll take a closer look at how SurePods’ prefabricated building method supports building owners’ long-term sustainability goals after construction has commenced:

Building with high quality materials means less to renovate later: In addition to reducing material waste during initial construction, high-quality prefabricated modular bathrooms help building owners conserve resources over the long-term – especially when it comes time to renovate and refresh high-use facilities. SurePods manufactures its bathroom pods using durable materials that is fully waterproof and crack-proof ceiling and USG Fiberock Aqua-Tough interior panels. Such materials provide a solid foundation for future bathroom upgrades and eliminate the need for drywall replacement. Consider how many bathrooms multifamily apartments, hospital and hotel rooms have, and how often they are used. By eliminating the need for unnecessary renovations in the short term and long term, building materials and resources can be easily conserved.

Improved air quality and greater energy efficiency: One surprising green building benefit of modular prefabricated bathrooms is their role in improving air quality by reducing the potential for harmful molds. The Modular Building Institute explains that modular construction can improve indoor air quality because, “the modular structure is substantially completed in a factory-controlled setting using dry materials, [so] the potential for high levels of moisture being trapped in the new construction is eliminated.” What’s more, modular bathroom pods can also help contribute to a more airtight, energy efficient building. Green building programs like Energy Star, National Green Building Standard and LEED have airtightness requirements between individual units and a building’s exterior. Modular prefabrication affords more accurate construction, tighter joints and better air filtration, which allows for better wall insulation and an increase in energy efficiency.

If you think your project is a match for SurePods, let’s talk. We have a checklist of technical issues we review with the project team based on our extensive experience. To get started, contact us at surepods.com/contact.

Green Sustainability Series, Part 2 – How Prefab Brings Resource and Energy Savings to the Construct

In the second installment of our “Green Sustainability Series,” we’re exploring how prefabricated construction methods reduce waste when it comes to resources and energy. This week, we’ll take a closer look at how resource-saving tactics employed during the SurePods’ construction process affords optimized energy efficiency in the application:

Precision manufacturing methods: Factory-controlled environments allow for more accurate construction techniques – automation with computer systems reduces margins of error and, in turn, reduces material waste. This means that modular bathroom pods built in a factory setting can have tighter joints and air filtration, which, in the application, allows for better wall insulation and optimized energy efficiency. The climate-controlled factory setting also greatly simplifies the construction-related demands associated with building bathrooms. Electrical, plumbing, finishes, and everything in between is constructed to exact project specifications offsite. Therefore, no resources or energy is expended on reworks onsite.

Purposeful, energy-saving design: If you caught last week’s post on reducing material waste, then you know that modular bathroom pods can be fabricated using recycled steel and wallboard. At SurePods, this is only the beginning of our efforts to reduce, reuse and recycle. Not only are pods comprised of recyclable building materials, but they’re also purposefully designed with energy-savings in mind. Energy-efficient LEDs, low-energy consumption occupancy sensors, and water-conserving fixtures, such as low-flow plumbing fixtures, are just a couple of examples of design features that help conserve resources and energy.

Next week, we’ll wrap up our series by exploring the prefab offers’ long-term sustainability benefits in a post-construction setting.

If you think your project is a match for SurePods, let’s talk. We have a checklist of technical issues we review with the project team based on our extensive experience. To get started, contact us at surepods.com/contact.

Renovation Ideas for the Ultimate Kids Bathroom

When redoing the kid’s bathroom or the main family bathroom, it is vital to not only consider function, but fun! At Novalé, we have many creative bathroom renovation ideas that are sure to impress the kids as well as the big kids.

Particularly for a young family with little children, even the most ordinary parts of your home can become a hazard – particularly in the bathroom. Ensuring your bathroom is childproof will give you peace-of-mind knowing your home is totally safe even if your children are extra curious.

Restrict Access

The first stage of a suitable Modern Bathroom Design for kids begins with securing the space so that no possible hazards are easily available to a child. The simplest way to avoid bathroom injuries is to ensure the entry and the more dangerous spots are inaccessible unless an adult is there.

Restricting the accessibility of your bathroom to a child can include a whole host of strategies, the most important lock to include in our modern bathroom design is on the main door, which is set at the height of an adult. This ensures a child cannot get into the bathroom unless an adult is around. When selecting the door lock for your bathroom installation, make sure the lock can be unlocked from both sides of the door to ensure your child cannot lock themselves in.

Some other important places to add locks in your bathroom installation is on the toilet, exposed electrical outlets and opt for tamper-resistant protections on electrical devices. Without hesitation, you should add locks to cabinets that keep hazardous objects and toxins, like razors and cleaning products.

Childproof Plumbing

The presence of water makes the bathroom one of the most hazardous rooms in your home; for a truly childproof bathroom installation, there are a few clever bathroom renovation ideas you should implement into your modern bathroom design.

During your renovation, it is simple to ask the plumbers if they can lower the hot-water temperature in your bathroom. With a lower temperature setting, you can avoid the worry of accidentally giving your child a bath that is too hot. Protect delicate skin by ensuring a safe water temperature, which is warm enough for a comfortable bath but does not scald a child.

If you are renovating an apartment, you can install an anti-scalding device on your bathroom taps which shuts off the water when it hits a certain too-high temperature.

In the bathroom, the most common cause of deep cuts is sharp spouts and taps. A great Bathroom Renovation Idea is to choose bathroom hardware and plumbing fixtures which have softer edges to avoid knocks. Many baby-friendly curves can appear sophisticated and playful; in fact, hardware with more delicate lines is best for people of all ages; sometimes, baby-safe designs just mean human-centred designs.

Kid-Friendly, Functional & Aesthetic Installations

While accessibility and plumbing are essential considerations to anyone’s bathroom installation, the following are additional bathroom renovation ideas you can add if you want to promote a more kid-friendly modern bathroom design.

Stay safe in the bathroom with non-skid flooring, which adds another layer of safety to the Bathroom Installation. Although if you are on a budget for your modern bathroom design, you can decrease the chances of slips and falls on the bathroom floor by including lots of bathmats inside and outside the bathtub.

Opt for bathmats that are fast drying as this will reduce the likelihood of mould growth, and make sure the bathmat is at least the same length as your tub to reduce the possibility of slipping in and around the tub.

Lighting can also improve the safety of your new bathroom installation; especially night-friendly lights will safeguard your kids. There are many nightlights available to ensure kids can find the bathroom at night; for example, motion-censored lights and lights with nightlight features help to illuminate the room at night without using too much extra energy.

To help your kid be more independent in the bathroom, of course, they need to be able to reach things, but it is unrealistic to have low-standing sinks in a home bathroom installation. So, it is inevitable that a Kid-Friendly Bathroom includes a step stool so little kids can reach the sink.

Although we have a few clever and seamless bathroom renovation ideas to include a step stool in your bathroom, floating vanities are great places to stash stools under when the stool is not in use.

If you have the space, you can create a secret pull-out-step in the bottom drawer of your vanity – the best part about it, is it’s reversible! A special lid can be placed on top of the bottom drawer in your vanity but can easily be removed when it is no longer needed, and the drawer can be used for storage again.

Kid-Friendly, Functional & Aesthetic Styling

Trust us, you will regret not including your children’s personal characteristics in the overall Modern Bathroom Design Styling. But there are ways to make your bathroom installation stylish yet whimsical and fun.

Typically, the colour schemes for bathroom renovations are kept neutral, but a fun theme that your child likes is a great way to make kids excited for brushing their teeth and bath time.

For example, get matching towels and toothbrushes with your kids’ favourite animal on it. Get creative with personalised towel hooks with your kid’s initials on it, or get your kids’ name embroidered on their towel.
